What is The Village at Duxbury?
The Village at Duxbury is a
full-service senior living community designed for residents 62+.
The Village offers an array of social and recreational
facilities, conveniences and wellness programs.
Residents enjoy the benefits and
advantages of home ownership through our real estate
cooperative, free from the burden of property maintenance. The
Village offers 131 one and two bedroom apartment homes with more
than 10 floor plans of varying size and layout. In addition, 30
garden homes offering single family-style living with two
bedrooms, two full baths, attached one car garage plus options
such as a loft, screened porch or four season room.
Who developed The Village at
Duxbury? Who is the manager?
Welch
Healthcare and Retirement Group developed The Village,
opening the community in 1994. The Welch Group, a local
family-owned company in business for 55 years, specializes in
senior services—assisted living, nursing care, housing,
rehabilitation services, home care and adult day care.
The Welch Group continues to manage the community. The nine
member elected Board of Directors is the governing body for
The Village, with six residents serving on the Board.

What is the process to purchase a
cooperative share?
To
purchase a cooperative share in The Village at Duxbury
Homeowners Cooperative Corporation, a $2,500 refundable
deposit is required to reserve an apartment or garden home.
This reservation deposit holds your option for 21 days and
provides you the opportunity to review our Disclosure
Presentation and have all your questions answered. At the
end of the 21 days, your deposit is applied towards a total
$10,000 non-refundable deposit required with a signed
Purchase and Sale Agreement. The balance of the purchase
price is paid at the Closing, usually within 60 days
following the Purchase and Sale Agreement.
What are the costs involved?
Purchase
prices are determined by the resident selling the share. One
bedroom apartment homes start from $185,000. Two bedroom
apartment homes start from $285,000. Garden homes start from
$525,000.
A
Monthly Service Fee covers real estate taxes; utilities
including water, sewer, electricity, heat and air
conditioning; plumbing and electrical repairs; activities;
fitness and wellness programs; scheduled transportation;
landscaping and maintenance; basic cable television service;
24-hour security; 24-hour emergency assistance; and
management fees. Monthly fees begin at $1,506 for apartments
and $2,540 for garden homes. A flexible dining program and
housekeeping service, both optional, are available.
